On March 9th, the session two training course for the PENGCHENG Group headquarter in 2017 was successfully held at PENGCHENG Academy. This time the class was honored to invite Mr. Wang Jinsong, a partner of Guangdong Lianjian Law Firm, to give an inspiring lecture on the theme “Legal Treatment to Tricky Questions in Urban Renewal Projects & Interpretation of Latest Policy”. The relevant personnel of the Group’s headquarters business division participated in the course study.

Introduction to the Lecturer

Mr. Wang Jinsong, a partner of Guangdong Jianlian Law Firm, focuses on real estate, corporate legal affairs, civil and commercial legal affairs, and legal consulting services. He serves as Deputy Director of Real Estate Law Service Committee of Shenzhen Lawyers Association and First Vice President of Shenzhen Lions Club (OCT). He is also a member of the China Law Society, an expert mediator of the Shenzhen Municipal Commercial and Commercial Mediation Center in SZAC, and a special contributor for the “SHENZHEN LAWYERS”, Guest Lawyer in Shenzhen Radio and Official Attorney of Universiade. He was awarded the Advanced Training Certificate of President in Real Estate by Graduate School at Shenzhen of Tsinghua University and was granted the qualification of an independent director of a listed company by the Shenzhen Stock Exchange.

Lawyer Mr. Wang Jingsong is giving an inspiring lecture

This course is divided into four parts: the basic knowledge of urban renewal, the legal issues involved in the demolition of urban construction, the interpretation of the latest urban renewal policy, and the flowchart of urban renewal.

Mr. Wang Jinsong first introduced the concept, key points and classification of land types involved in urban renewal to the participants. According to lawyer Wang, urban renewal includes three types of simultaneous works, i.e. comprehensive rectification, functional change, and demolition & reconstruction. Combined with the company projects, this course focuses on the legal issues involved in dismantling reconstruction. Through a series of real and simple cases, Lawyer Wang intuitively analyzed the handling methods for common problems in the process of dismantling and reconstruction, including confirming the owner, confirming the ownership status, determining illegal or legal buildings, and handling special property. He also described the issues that require attention in project cooperation agreements and demolition compensation agreements. At the same time, Lawyer Wang interpreted Shenzhen's latest urban renewal policy to the participants and shared the urban update flow chart so that the trainees could form a simple but comprehensive concept for each stage of urban renewal.

Under the guidance of Lawyer Mr. Wang, the students had divergent thoughts and actively consulted with the confusion in the course of the company's project operation. Under the guidance of Mr. Wang, the students benefited greatly and the course was warmly applauded by the students and came to a successful conclusion. 

PENGCHENG College upholds “Self-cultivation” before it can “Inspire the other”. This course is mainly discussed from the perspective of handling legal problems. How to run a good urban renewal project is an important proposition in the real estate industry in Shenzhen and even in China.
